AI Use Policy
Effective March 2026. Updated in response to the California Department of Real Estate Licensee Advisory on Artificial Intelligence (March 17, 2026).
Our Commitment
Semper Vets Real Estate uses AI-assisted tools to enhance the quality, speed, and consistency of our services. We are committed to transparency about how these tools are used and to maintaining the human expertise and professional judgment that California real estate law requires.
How We Use AI
AI tools may assist with the following activities in our practice:
- Property analysis and market research — synthesizing comparable sales data, market trends, and neighborhood information.
- Content drafting — initial drafts of listing descriptions, blog posts, social media content, and email communications.
- Client communication support — our website chatbot answers general questions about real estate, VA loans, and our services.
- Document review support — summarizing key terms from transaction documents to assist agent review.
- Property management operations — maintenance pattern analysis and cost estimation to support property owner decisions.
Two-Path Architecture
All AI tools accessible to prospects follow a two-path system to ensure compliance with DRE guidelines:
- Path 1 — Public submission: When prospects use our AI-powered tools (offer analysis, property matching, comparative market review, and similar), they receive only a content-free acknowledgment: “Thank you for your submission. Starlene or Ashlyn will review and contact you within one business day.”
- Path 2 — Agent review queue: AI analysis is delivered to our licensed agents for review, verification, and professional judgment before any information reaches the client.
- No AI bypass for licensed activities: Prospects never receive AI-generated property analysis, valuations, offer evaluations, or transaction guidance directly. All output tied to licensed real-estate activity is curated by Starlene Bennin (DRE #01730188) or Ashlyn Windsor (DRE #02224221) before client delivery. Our general-information FAQ chatbot is scoped away from licensed activities and identifies itself as AI.
- Documented review: Every AI-assisted analysis is logged with reviewer identity, review date, modifications made, and final approval for compliance auditing.
Human Oversight
Per California Business and Professions Code and DRE guidelines, AI is a support tool — not a substitute for licensed professional judgment. Our policy:
- All AI-generated content used in transactions, advertising, or client communications is reviewed and approved by a licensed agent before publication or delivery.
- AI does not make decisions on behalf of our clients. All recommendations, pricing opinions, and negotiation strategies reflect the professional judgment of Starlene Bennin (DRE #01730188) or Ashlyn Windsor (DRE #02224221).
- Our AI chatbot provides general information only and clearly identifies itself as an AI assistant. It does not provide legal, tax, or financial advice.
- AI-generated property valuations or market analyses are independently verified by the listing agent using current comparable sales data.
Fair Housing Compliance
We do not use AI tools for tenant screening decisions, lead prioritization based on protected characteristics, or any purpose that could result in discrimination based on race, color, religion, sex, sexual orientation, gender identity, national origin, familial status, disability, veteran status, or any other class protected under the California Fair Employment and Housing Act (FEHA), the federal Fair Housing Act, or the California Housing Financial Discrimination Act (Holden Act). Our AI tools are configured to avoid filtering, scoring, or ranking based on these characteristics.
Image Disclosure
Per California Business and Professions Code section 10140.8 (effective January 1, 2026), any digitally altered or AI-generated images used in real estate advertising that change the appearance of a property will be clearly disclosed. Original unaltered images will be made available upon request.
Data Privacy
Client information processed by AI tools is handled in accordance with the California Consumer Privacy Act (CCPA). We do not input confidential client information — including financial details, SSNs, or sensitive personal data — into public or third-party AI platforms. AI processing occurs within our secure, encrypted infrastructure.
